Mobile Home Inspections

Mobile home inspections are performed for lending institutions that have foreclosed on a particular property and require a report of the current condition of the mobile home. This inspection includes a comprehensive report of the current condition of the home including the exterior and under carriage. We include photos of subject property and any damage that may have been discovered during the inspection.


Commercial Property Inspections

Commercial property inspections are performed for lenders who are in the process of lending finances for a commercial property and need to understand the current condition of the property. These inspections are also provided for insurance companies who need to be aware of any conditions that may be cause for a claim in the near future.


Occupancy Inspections

An occupancy inspection determines which entity or entities, if any, are currently occupying a property. Names, numbers, rental information, agent or/or property manager information will be collected if possible. If a "No Contact Occupancy Inspection" is ordered, inspectors will NOT contact the occupants of the property.


Construction Draw Inspections

Construction draw inspections are typically performed for banks and/or other lending institutions. This inspection is performed in various stages in order to assist the lending institution in determining the appropriate release of construction funds. The inspector will determine the job completion progress and, if requested, will supply related photos.


Merchant Site Inspections

A merchant site inspection is an objective visual analysis of a business and is usually requested by credit card processing companies. This inspection assists in determining the legitimacy of a business and helps to prevent fraud. Each inspection includes field sheets and both interior and exterior photos of the business.


Foreclosure Inspections

A foreclosure inspection is performed on behalf of a lending institution that has foreclosed on a particular property and requires a report on the dwelling's current condition. This inspection includes a comprehensive report on a home's interior and exterior condition. Included are photos of the subject property and focus on any damage that may have been discovered during the inspection.


Insurance Loss Inspection

An insurance loss inspection is an objective visual analysis of an insurance claim. This inspection assists in determining the legitimacy of an insurance claim by providing the inspector's opinion of the cause of the damage and is supported by related photos.


Compliance Inspections (203k)

A compliance inspection determines if the repairs or improvements required to bring a mortgaged property into compliance with local and state regulations have been completed so that escrow funds can be released.


Asset Audits

An asset audit helps manufacturers control inventory levels at dealerships and sales centers. The inspector usually performs these audits on a monthly or quarterly basis. The inspection provides an accurate on-site inventory count based on units and/or identification numbers provided by the manufacturer.
